Taipei Residential Land Value: Dibao Retains Top Spot

The 103rd year announced land current value assessment for Taipei City has been completed. The top residential land value in Taipei City is still held by Hongsheng Dibao, while the Huangxiang Yuqu area jumped from 5th place last year to 2nd place.

The Taipei City Department of Land Administration said today that the 103rd year announced land current value has completed review by the Land Value and Standard Land Value Assessment Committee and is scheduled to be announced on January 1 next year. The average increase in land current value is 13.23%. The survey period for the 103rd year announced land current value operations was from September 2, 101st year to September 1, 102nd year. The total number of sale and purchase registration cases citywide was 38,471, a difference of only 56 cases (about 0.15%) compared with the same period last year, and real estate transaction volume was nearly flat.

The top 5 residential land values in Taipei City for the 103rd year were Hongsheng Dibao, Huangxiang Yuqu, the Xinyi Lianqin development project, Yuanda Yipinyuan, and the Dunan Yuan area.

Among them, in the Daan District Section 168-1, the Hongsheng Dibao area, the 103rd year current value was NT$872,000 per sq m (NT$2,882,645 per ping), and in the 102nd year it was NT$695,000 per sq m (NT$2,297,521 per ping), maintaining the top spot.

As for Xinyi District Section 59-4, the Huangxiang Yuqu area, which ranked 5th last year, jumped to 2nd place this year. The 103rd year current value was NT$699,000 per sq m (NT$2,310,744 per ping), and in the 102nd year it was NT$466,000 per sq m (NT$1,540,496 per ping).

In addition, the top 5 commercial district land values in Taipei City for the 103rd year were Taipei 101 Tower, Shin Kong Life Tower, BELLAVITA, Farglory Financial Center, and the Uni-President International Building area. Taipei 101 Tower also defeated Shin Kong Tower this year, taking the top spot as Taipei City's land king for the first time.

The Department of Land Administration said that the 4th place, Xinyi District Section 56-12, the Farglory Financial Center area, is a newly listed member this year, at NT$1,351,000 per sq m (NT$4,466,116 per ping), compared with NT$1,199,000 per sq m (NT$3,963,636 per ping) in the 102nd year.
