Taipei January Housing Market: Small and Medium-Sized Units Dominate

The Taipei City Department of Land Administration yesterday released January actual price registration information, with units under 40 ping (small to medium-sized) accounting for the majority, and prices mainly ranging from NT$5 million to NT$20 million.

The Taipei City Department of Land Administration announced a total of 3,899 actual price registration records for January, including sales, rentals and pre-sale cases. In terms of building type, elevator buildings of 6 floors or above were the majority, followed by apartments and suites, and finally office and commercial buildings and storefronts.

The statistics show that in January the proportion of suite transactions increased considerably, while the proportion of building and other types of transactions decreased slightly.

Regarding the area transferred in transactions, the Land Valuation Section of the Department of Land Administration stated that "under 40 ping" small and medium-sized units were the majority, followed by "40 to 80 ping" medium-to-large units, and finally "over 80 ping" large units. Looking at building age, the order was "5 to 30 years" older homes in the majority, "within 5 years" newly completed homes, and "over 30 years" old buildings.

In terms of transaction prices, cases with a total price of "NT$5 million to NT$20 million" remained the mainstream of January market transactions, followed in order by "over NT$30 million" and "NT$20 million to NT$30 million".

In terms of unit price, cases of "NT$400,000 to NT$600,000 per ping" were the majority, followed by "NT$600,000 to NT$800,000 per ping", "over NT$800,000 per ping", and "under NT$400,000 per ping". Affected by the increase in high-unit-price suite cases, high-unit-price transactions increased, but high-total-price cases decreased.
